Malpais Hills is the charming, bucolic area uphill from the beaches of Mal Pais and Santa Teresa Playa Carmen. The area encompasses the communities of San Isidro and Delicias.
Further from the beach you are getting the best value for your money. Living like a local you will be immersed in this beautiful culture with neighbors who are the best craft workers in wood, sewing, gardening and construction in the area. This is the real Pura Vida experience. The land is lovely and you can find beautiful rivers and creeks for bathing in pure nature.
San Isidro is coming back to the beach crossroads (El Cruce) on the main road from Cóbano and Rio Negro, a hop, skip and a jump to the beach. A scattering of houses and farms set into rolling hills which extend to both sides along the road to Cobano. Much of the landscape is comprised of operating cattle farms and much of Santa Teresa’s labor force lives here. More and more houses are built in this area as it develops into a satellite neighborhood of Santa Teresa. Many properties have some ocean view and you are getting into ranch country amongst the white Brahma cows, beautiful horses, goat farms, corn fields… you get the picture! It’s the one in all of the pastoral paintings with the oxcart and typical houses. Lots of good real estate deals here!
Delicias has similarities to all of the other communities. It has everything for Viveros (garden centers and greenhouses) to Organic Gardens and suppliers of fine herbs and farm to table produce. Ranch country turning into large residential developments and gated communities dotted with Ma and Pa businesses, spas, artisans, horse academies, retreat centers and growing families or retirees. It is close to a reputable private school, with shortcuts to Cóbano, Montezuma, Cabuya, Cabo Blanco, Mal Pais, Santa Teresa and through San Isidro to Santiago and even Playa Hermosa! We call it the belly button of the tip of the Nicoya Peninsula. This area is beautiful, has jungle and ocean views as well as real estate properties in lush green valleys. It’s an easy place to be!
Real Estate in Malpais Hills
Prices for real estate are significantly lower than in Santa Teresa. San Isidro and Delicias are actually quite centrally located. The dazzling beaches of Santa Teresa and Malpais are only a 10-minute drive downhill while 10 minutes in the opposite direction is the District Capital of Cobano, the commercial center of the Nicoya Peninsula. Another road connects to the bohemian beach village of Montezuma with its waterfalls and scenic beaches. For parents, a benefit of living in the Malpais hills is the closeness to public and private schools.
